Cracks or sloping floors in a Canyon Lake home? Send one request and we'll pass it to one local foundation repair company.

  • Free to use
  • One local company, not a list
  • No obligation to hire

Referral website, not the contractor. How it works

Foundation repair in Canyon Lake covers the same jobs as in New Braunfels: slab repair, pier-and-beam repair and leveling, on Hill Country ground that behaves differently from east-side clay. To get help, send a request with the form, and pick "Canyon Lake" as your town.

New Braunfels Foundation Co. is a referral website, not a foundation repair company. We send your request to one independent local foundation repair company. You never pay us; companies we refer you to may pay us for referrals.

Requests from Canyon Lake go to a local foundation repair company that serves the area. It will tell you whether it can take your job and whether it charges anything extra for the drive.

What's different about Canyon Lake

It grew up around the lake. The U.S. Army Corps of Engineers built Canyon Dam on the Guadalupe River starting in 1958 and finished it in 1964. The Texas State Historical Association says the first subdivisions, including Canyon Lake Hills and Canyon Lake Village, began attracting residents even as the lake was filling. By 1967 there were 46 subdivisions on the shoreline and 14 more in the surrounding hills, and by the mid-1980s more than 80 neighborhoods. That means a wide mix of house ages, builders and foundation types.

It's Hill Country ground. The Corps notes that Canyon Dam sits on the edge of the Balcones Escarpment. TSHA says the northwestern three-quarters of Comal County, where Canyon Lake lies, ranges from about 750 to 1,500 feet in elevation, with soil that "varies from shallow to deep." Texas Parks and Wildlife describes Edwards Plateau soils as "usually shallow" and "underlain by limestone."

It's unincorporated. TSHA describes Canyon Lake as a "dispersed unincorporated region" along FM 2673 and the lakeshore, including the older communities of Startzville, Sattler, Hancock and Cranes Mill. There's no city building department. Comal County's permits page lists what the county may require in unincorporated areas: on-site sewage facility (septic) permits, floodplain development permits, and permits for work in the public right-of-way. It also notes that property owners' associations may have their own requirements.

It's a big community now. Census Reporter counts about 33,900 residents and 15,565 housing units in the Canyon Lake census-designated place (ACS 2024 5-year), with a median owner-occupied home value of $389,300.

Foundation problems common on Hill Country lots

Shallow soil over limestone moves less with the seasons than Blackland clay does. Problems around Canyon Lake tend to come from the site instead:

  • Slopes. On a hillside lot, part of a house may sit on cut rock and part on fill. Fill can settle over time, and the downhill side can lose support.
  • Drainage. Runoff from uphill can collect against a foundation or wash soil from under its edge. Check where water goes in a heavy rain.
  • Pockets of clay and fill. Soil depth "varies from shallow to deep," so one lot can have both. A pier plan should reflect what's actually under your house.
  • Plumbing and freezes. The National Weather Service recorded 6.2 inches of snow at Canyon Lake on February 15, 2021. Hard freezes can break pipes, and a leak under a house wets the soil around it.

Typical costs and timing

National guides checked in October 2026 put most foundation repairs at about $2,225 to $8,133 (HomeAdvisor) or $2,035 to $7,329 (Thumbtack). HomeAdvisor prices piers at about $1,000 to $3,000 each. Rocky ground, steep access and long hauls for equipment can change the price, so ask the company to explain anything specific to your lot. The foundation repair cost guide covers every factor.

On timing, ask the company up front about any county or POA approvals your job needs, so the schedule accounts for them.

Before you hire, around the lake

  1. Show the company your septic tank and drain field before piers are laid out.
  2. Ask your POA whether it needs to approve the work, and ask the company whether any county permit applies, such as a floodplain permit if your lot is near the water.
  3. Ask how the crew will reach the low side of a sloped lot, and how it will restore landscaping.
  4. Get the pier plan, depths and price in writing.
  5. Ask whether any warranty is transferable.
  6. For a large job, consider an independent evaluation by a Texas-licensed professional engineer (P.E.).

Common questions

Do I need a building permit for foundation repair in Canyon Lake?

Canyon Lake is unincorporated, so there's no city building department. Comal County lists the permits it may require in unincorporated areas, such as septic (OSSF), floodplain development and right-of-way permits, and notes that property owners' associations may have their own rules. Ask the company and your POA what applies to your lot.

Can foundation work damage my septic system?

Digging for piers near drain lines or a tank can damage them. Show the company where your septic system is before it lays out piers, and ask how it will work around it.

Do Canyon Lake homes have the same clay problems as New Braunfels?

Less often. Canyon Lake is in the Hill Country, where Texas Parks and Wildlife describes soils as usually shallow and underlain by limestone. The risk shifts to slopes, uneven rock and fill, and to drainage on hillside lots.
