House leveling in New Braunfels means lifting the parts of a home that have sunk, or settling the parts that have heaved, so floors and doors work again. To get help, send a request with the form.
New Braunfels Foundation Co. is a referral website, not a foundation repair company. We send your request to one independent local foundation repair company. You never pay us; companies we refer you to may pay us for referrals.
"Leveling" is the word most people use for the result. The work underneath is foundation repair: piers under a slab, or new piers, shims and beams under a pier-and-beam house. The method depends on which kind of foundation you have.
How to tell if your house needs leveling
- Floors you can feel slope, or a ball that rolls to one side of a room
- Doors that stick, won't latch, or swing open or closed on their own
- Diagonal cracks from the corners of doors and windows
- Gaps where walls meet the ceiling or floor
- Stair-step cracks in exterior brick
- Gaps between the soil and the slab edge
The New Braunfels building official told Community Impact in 2023 that uneven flooring, gaps between the ground and the foundation, broken tiles and cracks in walls or the foundation are signs of possible foundation issues. One sign alone is common in any house. Several in the same area, or signs that get worse over months, are worth an evaluation. Our signs of foundation problems guide goes through each one.
Why houses go out of level here
Much of eastern New Braunfels sits on Blackland Prairie clay. USDA describes Houston Black clay as having "high shrink-swell potential," with cracks up to 4 inches wide opening in dry periods. When the ground under one side of a house dries and shrinks more than the other, that side drops. When rain returns, it can swell back unevenly.
The city's building official said the drought that began in October 2021 produced record foundation repairs across Central Texas in 2022. Plumbing leaks can do the same thing on a smaller scale by soaking one area under the house.
How leveling works on each foundation type
| Slab foundation | Pier and beam foundation | |
|---|---|---|
| Access | Dig beside the slab, or tunnel under it for interior piers | Work from the crawl space |
| Typical support | Steel or concrete piers pressed under the slab (Community Impact) | Added or reset piers, new beams, shims |
| How it's lifted | Hydraulic jacks on the piers raise the slab back into place (HomeAdvisor) | Jacks lift the beam, then shims or adjustable supports hold it |
| Adjusting later | Harder; may need more piers | Usually easier; a local company told Community Impact pier and beam is easier to adjust |

What house leveling costs
National guides checked in October 2026:
| Measure | Range | Source |
|---|---|---|
| Most foundation repairs | About $2,225 to $8,133 | HomeAdvisor |
| One pier | About $1,000 to $3,000 | HomeAdvisor |
| Slabjacking or mudjacking | About $500 to $1,300 | HomeAdvisor |
| Underpinning | About $9,500 to $15,000 | Thumbtack |
| Full foundation lifting and leveling | About $20,000 to $23,000 | This Old House (Angi data) |
A New Braunfels company told Community Impact that its repairs ranged from $3,000 to $60,000. The foundation repair cost guide explains what moves the price.
What to expect during leveling
- Before: the company measures floor elevations and marks pier locations. Ask for that drawing.
- During: expect digging around the house, noise from hydraulic equipment and some disruption inside if interior piers are needed. Doors and drywall may crack or shift as the house moves.
- After: holes are backfilled. Ask whether the company re-measures the floor and gives you the final elevations, and whether it recommends a plumbing test. Local companies in the Community Impact story said leaks under slabs often turn up alongside foundation repair.
When to bring in an engineer
For a large or expensive leveling job, a home purchase, or a house that has already been repaired once, consider an independent evaluation by a Texas-licensed professional engineer (P.E.). HomeAdvisor notes that a structural engineer "has no vested interest in selling you a solution" and lists inspection reports at about $340 to $780. Our foundation inspection page explains the difference between a contractor's evaluation and an engineer's report.
Before you hire
- Get the elevation survey, pier plan and price in writing.
- Ask whether the company pulls the City of New Braunfels foundation permit.
- Ask whether any warranty is transferable, and what voids it.
- Ask what the company will do if the house moves again.

Common questions
How do I tell if my house needs leveling?
Common signs are floors you can feel sloping, doors that stick or swing on their own, and cracks that run diagonally from door and window corners. A marble or level on the floor is a rough check. A company's floor-elevation survey, or an independent engineer's report, gives real numbers.
How much does it cost to level a 1,000 or 1,200 square foot house?
National guides price leveling by the work, not by square footage. HomeAdvisor puts piers at about $1,000 to $3,000 each, so the number of piers your house needs matters more than its size. A small house with one low corner may need a handful; a house that has moved on several sides needs many more.
Will homeowners insurance cover house leveling?
Usually not when the cause is soil movement or settling. The Texas Department of Insurance has said the HO-B policy form covers foundation damage caused by accidental discharge from plumbing. Policies differ, so read your exclusions and ask your agent.
Can a house be leveled perfectly flat?
Not always. Leveling aims to bring the house back toward level and stop further movement. Older homes may never have been perfectly level, and forcing a lift too far can crack finishes. Ask the company what result it's aiming for.
