Frequently asked questions

How much does foundation repair cost in New Braunfels?

National guides checked in October 2026 put most repairs at about $2,225 to $8,133 (HomeAdvisor) or $2,035 to $7,329 (Thumbtack), with piers at about $1,000 to $3,000 each. A New Braunfels company told Community Impact in 2023 that its jobs ranged from $3,000 to $60,000. See the foundation repair cost guide.

Are foundation repair companies licensed in Texas?

Not by the state. The Texas Bankers Association notes that Texas has no state-level licensing of contractors; the state licenses trades such as plumbing and electrical work. Some cities have their own rules. Seguin, for example, says contractors hired for building work must be licensed with the city. Ask for references, a certificate of liability insurance and any city registration.

Does homeowners insurance cover foundation repair in Texas?

Usually not for soil movement or settling. In a 1997 bulletin, the Texas Department of Insurance said the standard HO-B policy covers foundation damage caused by accidental discharge from plumbing. TDI's consumer guidance says most policies don't cover gradual leaks or seepage. Read your exclusions and call your agent before work starts.

Do I need a permit for foundation repair in New Braunfels?

Yes. The City of New Braunfels requires a permit to repair a building, and "Foundation" is one of its residential permit types. Ask the company whether it pulls the permit. The city's development line is (830) 221-4041, option 1.

Why are foundation problems so common in New Braunfels?

Much of the east side sits on Blackland Prairie clay, which swells when wet and shrinks when dry. The city's building official told Community Impact that soils range "from rocky and stiff soils to clay and highly expansive soils," and that the drought starting in October 2021 led to record repairs in 2022. City foundation repair permits rose nearly 118% from 2018 to 2022.

Should I water my foundation during a drought?

Keeping soil moisture steady around the slab helps. New Braunfels Utilities currently allows foundation watering for up to two hours on any day, during allowed watering hours, by handheld hose or by a soaker hose or drip line within 24 inches of the foundation. Stages change, so check NBU's current stage first.

What time of year is best for foundation repair?

None of our sources names a best season. HomeAdvisor warns that the longer damage goes unrepaired, the worse and costlier it gets. Get the house evaluated when you first notice signs, and ask the company whether current soil conditions affect its timing.

Can I live in my house during foundation repair?

That depends on the job. Work done entirely from outside is less disruptive than interior piers, tunneling or plumbing tests. Ask the company which rooms it needs, whether water will be shut off, and for how long.

Is a lifetime transferable warranty worth it?

It can matter when you sell, since a buyer may ask about past foundation work. What counts is the written terms: what's covered, what voids it, whether a transfer requires a fee or notice, and whether the company is likely to be around to honor it. Read it before you sign. We don't offer or promise any warranty ourselves.

Do I need a structural engineer?

Not always, but it helps for large jobs, home purchases and second opinions. HomeAdvisor lists engineer inspection reports at about $340 to $780. Choose an independent Texas-licensed professional engineer (P.E.) and check the license with the Texas Board of Professional Engineers and Land Surveyors.

How do I know if a crack is serious?

HomeAdvisor says cracks wider than 1/8 inch are cause for concern. Watch for cracks that grow, new cracks near old ones, and cracks paired with sticking doors or sloping floors. Mark the ends of a crack and date it so you can see whether it's growing.

Is pier and beam or slab better on clay soil?

Each has trade-offs. A New Braunfels foundation company told Community Impact that pier and beam is easier to adjust on the east side's clay. The city's building official noted that older pier-and-beam homes can have piers that are too shallow or unevenly spaced, while slabs spread the house's weight evenly.

Can a plumbing leak cause foundation problems?

Yes. A New Braunfels plumber told Community Impact that a leak under the house wets the soil and can lead to shifting. Local companies use hydrostatic sewer tests to find leaks under slabs. If you suspect a leak, call a plumber, and tell the foundation company.

Who will contact me after I send a request?

One independent local foundation repair company that serves the area. We pass your request to that company, and it may call you to discuss the problem. Pricing and scheduling come from that company, and you don't have to hire it. Read how it works.
