New Braunfels Foundation Co. is a referral website, not a foundation repair company. We send your request to one independent local foundation repair company. You never pay us; companies we refer you to may pay us for referrals.
The ranges below are national figures from published cost guides, checked in October 2026, plus one local figure from a New Braunfels company. They aren't quotes. The company you hire sets its own price after looking at your house.
Foundation repair cost at a glance
| Measure | National range | Source |
|---|---|---|
| Most foundation repairs | $2,225 to $8,133 (average about $5,174) | HomeAdvisor |
| Most foundation repairs | $2,035 to $7,329 (most pay about $3,843) | Thumbtack |
| Most foundation repairs | $2,224 to $8,134 (average about $5,179) | This Old House (Angi data) |
| Low and high ends | As little as $500, as much as $16,000 | HomeAdvisor |
| Low and high ends | $764 low, $18,352 high | Thumbtack |
The three guides agree closely on the middle of the market. They differ at the extremes, which is where large lifts, interior piers and plumbing work land.
Foundation repair cost in New Braunfels
Local prices can run well above the national middle. In a 2023 Community Impact story, the vice president of a New Braunfels foundation company said its repair jobs ranged from $3,000 to $60,000, depending on the size of the home and the condition of the foundation.
Three local factors shape the price here:
- Expansive clay. East-side Blackland Prairie clay moves a lot between wet and dry seasons. The same company said it sees more demand on the east side of New Braunfels because of the soil conditions there.
- Home size and condition. The company named these two as what sets the price. Bigger homes and worse movement mean more piers.
- Plumbing. Local plumbing and foundation companies told Community Impact they often work together, finding leaks under the house with hydrostatic sewer tests and digging to reach them. That work is often billed separately.
Demand also rises after droughts. City foundation repair permits rose nearly 118% from 2018 to 2022, according to city data reported by Community Impact.
Cost by repair method
| Repair | National range | Source |
|---|---|---|
| Crack sealing (epoxy or polyurethane) | $250 to $800 | HomeAdvisor; This Old House |
| Piering or underpinning, per pier | $1,000 to $3,000 | HomeAdvisor; This Old House |
| Underpinning (whole job) | $9,500 to $15,000 | Thumbtack |
| Slabjacking or mudjacking | $500 to $1,300 | HomeAdvisor |
| Mudjacking | $903 to $3,192 | Thumbtack |
| Stabilizing | $5,000 to $10,000 | Thumbtack |
| Full foundation lifting and leveling | $20,000 to $23,000 | This Old House (Angi data) |
See slab foundation repair, pier and beam foundation repair and house leveling for how each method works.
Cost by type of damage
HomeAdvisor breaks costs down by what's wrong:
| Damage | National range |
|---|---|
| Cracking | $250 to $800 |
| Leaking | $2,000 to $7,000 |
| Settling or sinking | $5,000 to $25,000 |
HomeAdvisor says cracks wider than 1/8 inch are cause for concern and may point to a structural problem. Settling and sinking, the kind of movement expansive clay causes, is the most expensive line in the table.
What moves the price
- Number of piers. The biggest factor. HomeAdvisor says the number of supports depends on the square footage of the section being raised.
- Pier type and depth. A New Braunfels company described pressing piers at least 12 feet below the foundation. Deeper piers and steel cost more.
- Interior work. Piers under the middle of a slab mean tunneling or breaking through floors.
- Access. HomeAdvisor lists driveways, sidewalks, shrubs, A/C units and patio furniture as things that slow crews down.
- Plumbing. Leak testing and repairs under the slab are often a separate bill.
- Labor. HomeAdvisor says most foundation specialists charge about $200 an hour, though some quote by the day or by the square foot.
- Permits and engineering. This Old House found permits can add $75 to $150, and some cities require several inspections. The City of New Braunfels says its fees are set by its fee ordinance and that staff can give an approximate cost by phone at (830) 221-4041, option 1.
How much does foundation repair cost for a 2,000 sq ft house?
National guides don't price foundation repair by square footage, because two houses the same size can need very different work. A 2,000 sq ft home with one settled corner may need a few piers. The same house moving on several sides may need many more, plus interior piers. Ask each company for its pier count and the price per pier so you can compare bids directly.
Inspection and engineering costs
| Item | National range | Source |
|---|---|---|
| Repair company's evaluation | Often no charge | This Old House |
| Structural engineer's report | $340 to $780 | HomeAdvisor |
| Structural engineer's inspection | $200 to $400 (typical home) | Thumbtack |
| Geotechnical soil report | $500 to $3,000 | This Old House |
An independent report from a Texas-licensed professional engineer (P.E.) costs money up front but gives you one scope of work to take to several companies. See foundation inspection for the trade-offs.
Does insurance pay for foundation repair?
Usually not when the cause is soil movement or settling. It may when a covered event causes the damage.
- Sudden plumbing leaks. In a 1997 bulletin, the Texas Department of Insurance said the Texas standard HO-B homeowners policy covers damage to the dwelling, including the foundation, caused by accidental discharge of water from plumbing.
- Gradual leaks. TDI's consumer guidance says most policies don't cover water damage from gradual leaks or seepage.
Policies differ, so read your policy's exclusions and talk to your agent before repair work starts, especially if a leak is involved.
How we got these numbers
We read each cost guide's current page in October 2026 and copied its ranges as published: HomeAdvisor (updated June 20, 2026), Thumbtack (updated July 1, 2026) and This Old House (updated October 8, 2026, using Angi data). The local $3,000 to $60,000 figure comes from a New Braunfels foundation company quoted by Community Impact in July 2023. We don't collect quotes ourselves, and these figures will drift. The company's written bid for your house is the only number that counts.
Ways to keep the cost down
- Act early. HomeAdvisor warns that damage left alone gets worse and costlier.
- Get two or three written bids for the same scope, ideally based on one engineer's report.
- Compare pier count, pier type, depth and price per pier, not just the total.
- Clear the work areas around the house before the crew arrives.
- Ask whether any warranty is transferable. It can matter when you sell.
